WHOLE HOUSE & ADDITIONS remodel

dry

$500+ per sf

Dry spaces in a home, such as bedrooms, living rooms, and offices, generally cost less per square foot than wet spaces because they don’t require plumbing, waterproofing, or moisture-resistant materials. Construction in these areas typically involves simpler installations like flooring, drywall, and electrical outlets without the need for water-intensive features. This simplicity in materials and labor makes dry spaces more budget-friendly for building and remodeling compared to moisture-prone areas like bathrooms or kitchens.

wet

$670+ per sf

Wet spaces like bathrooms, kitchens, and laundry rooms typically cost more per square foot due to their need for plumbing, waterproofing, and moisture-resistant materials. These areas require specialized fixtures and finishes to handle water and humidity, along with proper ventilation to prevent mold. The added complexity in construction and materials makes these spaces more expensive to build or remodel compared to dry areas like bedrooms or living rooms.

Zoning, non-compliant existing structures / additions & natural areas of open space (NAOS) can impact these square foot costs significantly.
